Ezalia Office Lofts
Ezalia Office Lofts is a mixed-use corporate building located on John F. Kennedy Avenue in Santo Domingo, developed on a triangular plot with an approximate built area of 24,300 m². The project, designed by Luis Vidal + Arquitectos, combines a commercial and corporate base with two office volumes articulated by a central atrium, creating an open, flexible ensemble prepared for different occupancy formats.
From a structural standpoint, the main challenge of the building lies in supporting an architecture of great functional flexibility, with open floors, collaborative spaces, terraces, and an atrium that acts as the organizing void of the complex. The structure had to respond to a geometry constrained by the triangular plot, resolve the coexistence between below-grade levels, podium, and upper volumes, and ensure spans and configurations capable of adapting to offices of different scales, from reduced modules to large corporate floor plates.
The structural solution accompanies the building’s vocation as a flexible, sustainable, and high-intensity-use infrastructure. Its design allows for the integration of the requirements of a mixed program with the demands for comfort, durability, and efficiency of an architecture oriented toward LEED Gold certification. The envelope, self-shading systems, energy efficiency, and the projected reduction in consumption are coordinated with a structure conceived to free up spaces, organize loads, and promote the functional continuity of the building.
